Nine Questions To Ask A Realtor Blog Post by Christine Gazzola

If you’re looking to sell your home in the Niagara Region and the surrounding areas, it’s important to pick a reliable real estate agent with high standards. After all, selling your home will be one of your largest transactions! Therefore, it’s essential to choose a real estate agent that you can trust and help make the selling process less stressful.

However, if you’ve never worked with a real estate agent before, you may not know where to start when it comes to choosing the right one to sell your home. To make the whole process easier for you, I’ve outlined nine valuable questions to ask a potential real estate agent.

There are several questions you can ask your realtor or potential realtor before you are ready to list. The best listing agents serve as coaches, helping home sellers navigate the market. It’s wise to invest a little time in choosing the best person for the job. So during your initial consultation, ask these questions to help you understand if this professional is the right fit for you.

1. How many homes have sold in our neighborhood, how long were they on the market, and how much did they sell for?
You will want an agent who has the knowledge and experience of selling homes and has completed deals in your specific neighborhood. Also, find out about their sale-to-list ratio of homes sold on the market. You can compare prices and know-how accurate their pricing is.

2. How has the market changed in the last five years?
Over the years, the real estate market has become more competitive and stricter with its requirements. Ask your potential agent how they will help you sell your home with the current market conditions and how they’re going to help you stand out in a potential sea of offers.

3. How will you market our home, and what do you feel is the best marketing tool?
As a seller, the advantage of hiring a real estate agent is to gain access to their marketing experience. Your potential agent should tell you about the sale strategies that are useful and fit your home-selling needs.

4. How can we improve our home to maximize our sale price?
Ask your real estate agent what their ways to boost the value of your home are. Prepping your home by home staging or having a pre-listing inspection can increase your home’s value and help sell it faster.

5. How would you price my house? Can you walk me through the contract?
Make sure to pay attention when the real estate agent advises you on the price for your home. And also, explore the contract put forth so that you’re aware of what you’re signing into.

6. What expenses will we have, including commissions, taxes, legal fees?
Ensure you understand the fees, taxes, and how your real estate agent is compensated.

7. How will we be communicating once we are on the market? How often will I hear from you?
Make sure you make it clear regarding the updates about your home once it’s on the market, whether by phone, email, or text, to avoid being frustrated.

8. Can you provide references?
You will want to know how good an agent is, so before hiring an expert, make sure you vet them. Talk to their past clients and listen to their personal experiences.

9. Will you be using a photographer, videographer?
The first impression of your home is really important, and when you list it with gorgeous photos and videos, it can sell for more money and more quickly.
