Investing in real estate is one of the oldest investment strategies and owning equity in a home can be one of the safest places to keep your hard-earned money. Although real estate has plenty of opportunities to make big gains, the Canadian real estate market has attracted a lot of attention over the last few years. It is constantly changing and it’s important to pay attention to the trends and facts.

With so much information swirling in the news and among communities, it can be difficult to tell the difference between hard facts and perpetuating myths. These myths are generally based on the experiences of our friends and family or what the real estate gurus have falsely propagated as the truth.  

I value your time, money and ambition! To help you make the right choices and avoid falling prey to misinformation, I’ve debunked a few unhelpful real estate myths.

Myth 1: If I use the listing agent I will get a better deal.
Not necessarily. It is important to always have someone you trust and feel most comfortable with. The listing agent is most interested in selling the home. Having your own agent will look after your interests and the questions you may not have thought about. Your agent will negotiate the terms and conditions that you need to make a smart purchase.

Myth 2: If I sell my own home, I can avoid paying commissions and keep more money in my pocket.
There is so much more involved than just sticking a sign on the lawn. Real estate agents have years of experience, access to market stats, many ways to expose your home to thousands of potential buyers. By trying to sell on your own, you could be leaving thousands of dollars on the table. A real estate agent will work with you to explain contracts, offers, and conditions. This is the biggest transaction you will ever make and missing something could cost you everything.

Myth 3: An agent will do or say anything to make a sale.
I've heard buyers say that and I felt really sad whenever I've overheard this statement. In my experience, me, and my colleagues have the utmost professionalism and integrity. If you feel you aren't being represented properly I urge you to contact me or an agent or two, find the right personality that fits your expectations and see who you feel comfortable with.

It's important to trust the agent you are working with. Ask questions, and take the time to build a rapport. Any great agent will treat you like family. It's just as important to us to make sure you are thrilled with your purchase.
